Vienna, VA Real Estate

In 2013, CNN Money voted the town of Vienna as one of the best places to live in the U.S. If you’ve ever been there, it’s easy to see why.

It boasts of a diverse cultural scene, proximity to nature, and fabulous high-end shopping and dining experiences. Its public schools are among the best ranked in the state. It also has excellent public transport options and a bustling downtown area with many family-run businesses.

To those looking at investing in real estate in Vienna, here’s a quick guide to this wonderful community:

Community information

The town has a total land area of about 4.4 square miles and is part of both the Washington Metropolitan Area and the Baltimore-Washington Metropolitan Area.

Vienna is under the Fairfax County Public Schools, one of the best-rated school systems in Virginia. Students are served by three high schools, two middle schools, and seven elementary schools in and around Vienna. Vienna is also home to various exclusive private schools, including Green Hedges School, St. Mark Catholic School, and Our Lady of the Good Counsel Catholic School.

Given the focus on good education, it’s not surprising that the local public school system is one of the biggest employers in the area. Navy Federal Credit Union, Giant Foods, Whole Foods, and the Westwood Country Club are also top employers.

Real estate opportunities

Vienna is primarily a suburb, so single-family homes are the norm. Houses typically sport the Tudor Revival style that features half-timbering, steeply pitched roofs and diamond-paned windows. Many homes also come in Colonial Revival style, characterized by a symmetrical facade, a small portico, and a center hall.

Most homes have 4 to 5 bedrooms and 3.5 baths. These take up anywhere from 2,800 sq.ft. to 7,500 sq.ft. or more of floor space. Single-family homes typically sell in the high six figures, though many are listed in the low-to-mid-seven figures.

There are also condos or townhouses available, and these often come with 1 to 3 bedrooms and 2.5 baths. A typical unit lists anywhere from the low to mid-high six figures.
